MAINTENANCE SUPERVISOR
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property.
Essential Duties & Responsibilities
MaintenanceManagement
Regular/daily onsite attendance is required
Coordinate, schedule, and respond to resident/management requests and work orders
Ensure all repairs and replacements necessary for community common areas and units
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
Maintain hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Responsible for essential control of community
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Participate in on-call emergency at community
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., "walk" units to ensure make-ready and work orders are completed)
Personnel Management
Under the direction of the Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff
Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed.
Provide Community Manager input regarding employee performance evaluations
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Promote harmony and quality job performance of staff through support and effective leadership
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that the immediate supervisor delegates
Education/experience
High School Diploma or Equivalent
EPA & CPO certification required; HVAC desired.
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.

About the maintenance supervisor position:
We're looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations. The maintenance supervisor is responsible for ensuring compliance to the company risk management program. Also, has financial responsibilities for contributing towards and adhering to property budget.
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.
Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.
Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.
Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.
Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident's satisfaction.
Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.
Oversee and assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
Promptly communicate with maintenance supervisor and property manager concerning all maintenance issues at the property.
Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
Help monitor response times for emergency on-call/after-hours maintenance assignments, and addresses issues as needed. Participate in on-call rotation as necessary.
Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.
Foster a positive, active and collaborative relationship with residents, other properties and associated agencies.
Conduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.

Responsible for the administration of the company risk management program.
Complete special projects as assigned by maintenance supervisor and/or property manager.

Solicit suppliers and contractors when work is necessary and monitor that they are compliant according to company policy.
Work with the property manager to ensure the team and the property are compliant per company, ownership, state and federal policies and standards.
Walk property weekly with property leadership to collaborate on property challenges and operations.
Responsible for ensuring maintenance costs remain within allotted property budget and providing input on expenses for future budgets.
Other duties as assigned by property leadership.
Education and Experience:
High school diploma or equivalent is required.
At least three years of experience in the property management industry or directly related field.
Possess general maintenance and carpentry skills.

Working Conditions:

Position Responsibilities Working with each Plant Superintendent, identify and implement proactive maintenance strategies to ensure long term plant and asset goals.
Identify and document equipment failure modes and risks
Optimize and improve preventive and predictive maintenance tasks and schedules
Build out data analysis tools and techniques to identify potential asset risks
Interact with the PROENERGY Advanced Monitoring and Predictive Solutions team to optimize data collection, analysis, and reporting
Develop a budget for proactive maintenance activities and provide benefit analysis to implement in the five-year plan

Review the deployment and effectiveness of the current CMMS
Develop a three-year plan to improve the CMMS

Plan and prioritize critical work scope in the CMMS based on operational and financial risk
Document corrective work in the CMMS
Build out the proactive maintenance strategy in the CMMS
Develop the CMMS to improve plan, cost, and schedule visibility for the O&M team
Incorporate safety and environmental checks in planned jobs
Develop a scheduling tool and process for routine work
Develop a maintenance and forced outage backlog of work activities
Provide planned outage work management support in terms of planning and scheduling jobs
Interface with the PROENERGY Warranty Manager to ensure non-conformance reported issues are planned and scheduled in a timely manner
Provide direction to ProEnergy CMS
Work with the PROENERGY Field Services Manager to ensure procedures and work practices exist for WattBridge site maintenance.
Interface with the PROENERGY Sedalia Depot and Houston Shop on required repairs and enhancements
Review borescope reports and provide recommendations for any issues identified.
Oversee any maintenance performed by the ProEnergy Field Services team.
Work with the PROENERGY Field Services and Parts teams to ensure parts are available when needed to perform the required scope of work
Required Qualifications
Five years of power generation experience, specifically focused on Work Management and Maintenance Planning and Scheduling
Builds strong relationships across the organization, especially with Plant Superintendents and other plant personnel, to develop work practices that are consistent, well documented and tracked for completion.
Direct experience with implementing a new CMMS or modifying an existing CMMS to improve functionality of the system
Quantitative thinker with a technical background in plant equipment operations and maintenance
Strong background in project finance analysis
Demonstrated track record in delivering internal improvement projects in a growing organization
Technical Acumen - will have the ability to quickly conceptualize, assimilate data, and perform analysis to make decisions and take appropriate action around complex problems

Position Overview

Responsibilities
Responsible for the maintenance of their 1-3 specific gym locations and oversee 3-5 District Maintenance Technicians and their associated gyms.
Ability to coach, develop and train district facility technicians, both in person and remotely.
Achieve per gym Facility/Equipment standards of: Equipment % Working: 99% or greater, Open Work Orders of 5 or less, and Average Age of Open work orders of 5 days or less.
Perform club inspection/audit for all assigned locations each quarter with the district maintenance technician, to ensure a positive member experience that represents the Crunch Fitness brand.
Ensure technicians are updating the internal online work order program, recording and maintaining a schedule of historical repair needs for each gym. All work orders to be updated daily.
Manage and control parts inventory per assigned region with accurate records of parts used or exchanged.
Manage technician daily/weekly reporting and follow expected weekly club visit schedule.
Work with District Maintenance Technicians to solicit bids and quotes from vendors and dispatch contractors to repair and maintain facilities.
Evaluate contractors' work to ensure proper repairs were made after service calls.
Oversee the Preventative Maintenance Program within their assigned region of all fitness, spa equipment per manufacturer recurring schedule guidelines.
Hire, train, and develop District Maintenance Technicians as needed.
Typical schedule: Monday - Friday 8am-5pm, however must be available to be contacted for emergencies 24 hours/7 days per week.
