Job Summary The Maintenance Manager is responsible for daily supervision, monitoring and coaching of employees to ensure a productive workforce in compliance with company policies. Full-time Description The Maintenance and Reliability Manager will lead the maintenance and reliability teams and support the capital improvement functions at the Red River Manufacturing Facility and Natchitoches Processing Facility. They is a key leader on the Red River Leadership Team and has overall responsibility for maintenance and reliability functions at the sites. They will directly manage, lead and develop a staff of 4-6 direct reports and 17 - 22 indirect reports; and will be responsible for all aspects of personnel and performance management for those in their span of control. Maintenance Manager Oversees the maintenance department and maintenance staff. Will facilitate maintenance projects that focus on line improvements and new product implementation. Coordinates with the Operations Manager and their direct team to create production scheduling based on project constraints and operational timelines. Able to create and keeps up to date records of KPI's for the maintenance team. Keeps a detailed log of all OEM contacts for facility equipment along with equipment technician contacts. Oversees the planning and implementation of allocated annual equipment overhauls. Has the ability to take technical phone calls outside of normal working hours. Creates project budgets and creates cost analysis for each project. Ensures all projects are delivered on time and within the stipulated scope of budget. Reports To: Property Manager Division: Affordable Housing Department: Maintenance Position Status: Full Time FLSA Status: Non - Exempt The Lead Maintenance Technician's role is to maintain the facilities for Eureka Multifamily Group's Properties. Lead Maintenance Technicians should display strong problem solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments, cleaning and managing staff.They should be knowledgeable in building and equipment mainte nance procedures and have extensive knowledge of health and safety regulations and practices. ESSENTIAL JOB FUNCTIONS: Inspect sites regularly to identify problems and necessary maintenance. Prepare weekly maintenance schedules and allocate work as per forecasted workloads. Supervise and train workers. Coordinate daily cleaning and maintenance activities. Oversee all repairs and ensure that work is completed on time. Maintain all inventory and equipment, and ensure proper storage. Comply with all health and safety regulations and practices on site. Conduct preventative maintenance work. Conduct follow-ups on all maintenance and repair work. Conduct safety inspections as scheduled. Establish strategies to meet workload demands on time. Walks property to inspect grounds and addresses any issues promptly and reports any issues to management. Other duties as assigned.
