Knowledgeable in Class 2 track through excepted tracks.
Excellent leadership skills with the ability to motivate teams and manage conflicts effectively.
Understanding of FRA regulations and commitment to maintaining a safe work environment.
Strong organizational skills with an emphasis on budgeting and resource allocation.

POSITION SUMMARY: The MaintenanceManager is responsible for overseeing and actively participating in the daily maintenance operations of the hotel, ensuring a safe, comfortable, and well-maintained environment for both guests and employees. Your responsibilities include troubleshooting, repairs, and leading the Maintenance Team to uphold the highest standards of safety, cleanliness, and operational efficiency. Maintenance Leadership (35%):
Always provide a high level of customer service, taking time with our guests to ensure every aspect of their stay is up to expectations
Lead and oversee the daily activities of the maintenance team, providing hands-on support and training to ensure tasks are completed efficiently
Assist the General Manager in implementing maintenance programs and procedures including the benchmarking process
Provide input on staffing needs based on operational requirements and help coordinate team schedules.
Communicate with the team throughout shifts to ensure smooth operations and address any concerns or issues. Hold regular staff meetings
Manage time and attendance records, including scheduling, ensuring compliance with company policies, scheduled breaks and overtime regulations, and addressing any discrepancies in a timely manner

Perform all tasks in compliance with federal, state, local, food safety and sanitation requirements and Oxford Collection of hotels safety standards and security procedures. Operations (35%):
Perform routine maintenance tasks on the interior and exterior of the facility, including electrical, plumbing, HVAC, and structural work
Ensure the proper operation and maintenance of distribution systems for electricity, water, and gas
Assist with day-to-day operations such as trash removal, pool maintenance, grounds upkeep, and security rounds, ensuring tasks are completed in a timely manner
Safety & Preventative Maintenance (20%):
Conduct regular inspections of the property to ensure compliance with OSHA, fire safety laws, and company standards, addressing potential hazards or cleanliness issues
Participate in the hotel's preventative maintenance program, ensuring guest rooms, public areas, and hotel equipment are maintained properly
Accurately log all maintenance tasks and keep records of equipment and facility operations

Essential Duties
Ensure that maintenance schedules are followed as outlined for respective shift or area. Develop and maintain written maintenance policies and procedures.

Coordinate maintenance services and activities with other related departments (i.e., Dietary, Nursing, Activities, etc.).

Review and check competence of maintenance personnel and make necessary adjustments or corrections as required.
Make daily rounds to assure that maintenance personnel are performing required duties and that appropriate maintenance procedures are being rendered to meet the needs of the facility.
Maintain a productive working relationship with other department supervisors and coordinate maintenance services to assure that services can be performed without interruption.
Supervise safety and fire protection and prevention programs by inspecting work areas and equipment at least weekly.

Develop, maintain, and implement infection control and universal precautions policies and procedures to assure that a sanitary environment is maintained at all times and that aseptic and isolation techniques are followed by all maintenance personnel.
Ensure that all personnel performing tasks involving potential exposure to blood, body fluids, or hazardous chemicals participate in appropriate in-service training programs prior to performing such tasks.
Ensure that maintenance policies and procedures identify appropriate safety precautions and equipment to use when performing tasks that could result in bodily injury.
Make periodic rounds to check equipment and assure that necessary equipment is available and working properly.

Building Operations & MaintenanceManager - Hanford Site Technical Support Candidates shall work to support requirements for ORP Site Technical Support Services and provide building operations & maintenance support for several ORP projects and mission (Programs) for the safe day-to-day operation of 2440 Stevens Center PlaceExercise full responsibility and authority for the safe day-to-day operation of 2440 Stevens Center Place.
In this capacity, the Manager will program, develop, and direct all on-site building operation, maintenance, repair, alteration, cleaning, safety, environmental, and re-location activities in the building.
Work with appropriate ORP senior management in assigning office and cubicle locations to the staff and arranging for any ORP staff moves that may be required within the building.

Create and manage PO's for site consumable purchases with vendors and suppliers related to maintenance activities.

Ensure equipment inspections are being documented and completed as required during on/off peak seasons.
Help develop a standardized approach for adjustments and calibration of equipment and machinery to optimal specifications and operation.

Qualifications
Machine maintenance experience in the industrial workspace
Ability to maintain calibration and maintenance records key equipment (i.e. multi-gas test meters, safety critical device inspections, seed processing equipment, etc).
Excellent computer skills and ability to work in Excel, PowerPoint, Outlook, and Word.
Knowledge and familiarity of CMMS software program (Asset Panda).
Execution of preventative maintenance and management of work orders.
Experience with maintenance work order software (CMMS).

Summary
This role directs and coordinates the Steam and Refrigeration needs for the factory's continuous production to ensure maximum operating efficiency in a safe, cost effective and timely manner.
Key Responsibilities
* Ensures that the plant policies and procedures are administered and followed in a fair and consistent manner.
* Ensure that Supervisors/Leads follow company procedures for dealing with internal threat/security situations. Help enforce consistent adherence to security practices by employees. Uses information from supervisors and others who best know the employees involved in any security or threatening situation.
* Conduct oneself in a professional manner and ensures personal appearance meets the standards necessary to perform the job function while representing the Company.
* Is responsible to attend and participate in training activities appropriate to the position and to incorporate acquired skills and knowledge.
* Ensures that the interface with subordinates and other support groups is conducted in a participative management style that is conducive with the operations goal.
* Ensures that additional accountabilities, as may be required by management, be handled in a manner necessary to meet operational and Divisional standards.
* Ensures the parts inventory for boiler/refrigeration equipment is adequate to meet maintenance needs. Responsible for PSM program, leads the factory Process Safety Management Team and is responsible for organization, meetings and improvements. Is involved with PSM audits, mechanical integrity audits and maintains compliance with all state and local codes/regulations.
* Directs the steam/refrigeration function to assure the maximum operating efficiencies are maintained to meet maximum production, quality, and grade while minimizing downtime, accidents and costs.
Typical Education
Bachelor's Degree (B.A. or B.S.) from 4 year college or university
Relevant Experience
3+ years related experience and/or training

Knowledge: Good understanding of steam and refrigeration systems and how they work. Minimum concepts and information within the range of understanding and comprehension required to perform the job.

position requires an additional level of technical expertise regarding heat transfer, mass flow/balance, and efficiency. A system-wide perspective on steam and refrigeration is necessary to achieve maximum optimization and production throughput. This position upholds and works with EPA and OSHA regulatory issued to maintain compliance.
Certificates: Recommended: Certified Assistant Refrigeration Operator (CARO) certificate from Refrigeration Engineers and Technician Association (RETA). Recommended: Basic Boiler Operator Certificate.

This role will be responsible for the coordination of services for all site equipment to ensure it stays in an operational status to reduce and eliminate unplanned downtime. This person will be accountable for maintaining the CMMS system and working with the maintenance team to plan and execute a preventative maintenance program and overall site appearance. Support plant processing team with procurement activities, invoice management and critical administrative responsibilities. They will also be a key stakeholder in the site's "Goal Zero" safety initiative and provide support to the site security programs.

* Create and manage PO's for site consumable purchases with vendors and suppliers related to maintenance activities.
* Assist with coordinating equipment downtime to perform necessary repairs and maintenance in conjunction with site leadership team.
* Ensure equipment inspections are being documented and completed as required during on/off peak seasons.
* Help develop a standardized approach for adjustments and calibration of equipment and machinery to optimal specifications and operation.
* Develop a comprehensive reporting system to ensure PM data is collected and utilized to drive understanding of useful life of equipment.
