Pay: $31.25-$38.50/Hr.
Operates, inspects, and maintains all HVAC, mechanical, electrical and plumbing equipment and systems in assigned facilities to obtain most efficient operating results and life expectancy. Assures that site equipment is being maintained in an energy efficient, safe manner and that down time is reduced to a minimum by anticipation of necessary repairs keeping records of past operating experiences. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
Site Maintenance
Oversee the preventative maintenance program which can include - scheduling of preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks to maintenance team members orders parts and equipment required for repair, maintenance and installation of new or legacy equipment, and maintains inventory.
Maintains good facility relations through prompt and courteous response to facility requests within the guidelines set forth by JLL and Client.
Responsible for assisting the building engineering team with protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function.
Performs building and utility plant maintenance across the site including but not limited to carpentry, painting, plumbing, electrical, mechanical, mill wright, and machinist functions.
Monitor the quality of maintenance work performed by outside contractors and/or more junior staff.
Work closely with contractors. Assist in providing access to machinery rooms, electric closets and other restricted areas, as assigned by the Assistant Chief Engineer or other supervisor.
Perform daily building rounds and document readings on equipment logs.
Compliance
Ensure that work performed in facility space is accomplished with a minimum of disruption and is followed by adequate cleanup
Review monthly facility service request summaries to pinpoint and correct recurrent operational problems
Complies with all written JLL and regional company policies.

Education
High School Diploma or equivalent.
Experience
Must possess (4) years of technical experience in all aspects of building engineering with a strong background in technical aspects of machinery, plumbing, electrical, equipment repair and maintenance.
Skills and knowledge
Must be proficient using computers & software programs such as MS Word, Excel, Outlook, Explorer, etc.

Job Summary
The Maintenance Planner will be a key member of the Seattle team, reporting directly to the General Manager and supporting the Plant and Distribution Managers. This position is responsible for planning major steam plant and steam distribution system maintenance activities, ensuring the work is completed safely and efficiently. The Maintenance Planner will ensure adequate tools, equipment, materials, safety supplies and spare parts are available to support maintenance activities in support of 24/7 operations.

Core Responsibilities

Summary:
The Maintenance Manager III is a senior level maintenance manager servicing all branch equipment and facilities at a location with high sales volume and difficult to complex operations. The Maintenance Manager will assist the Maintenance Director/Community Director in maintaining the physical condition of property in safe, attractive, and comfortable condition. This includes, but not limited to, establishing preventive maintenance programs, performing property and equipment inspections, maintaining the project inventory, supervising personnel, assigning maintenance tasks. Also accountable for preparing work schedules, and ensuring compliance with all maintenance related policies. As a Maintenance Manager, your overall responsibility will be to ensure that the units and other property facilities at your assigned location remain in good working order. You will perform tasks as needed, which may include service requests and preparing units for rent availability (including painting units and landscape duties).
What you will do
Directly supervises Maintenance Technicians and employees. Supervision includes hiring, training, performance management and, termination of direct reports.
Responsible for the management of the financial performance and operations within the approved maintenance budget of the property. The focus is on controlling expenses to operate within purchasing guidelines.
Schedules, trains, supervises, and evaluates all subordinate maintenance personnel. This includes ensuring the maintenance team is fully compliant with all required training.
Prioritizes work orders, and follows up on assignments to ensure timely completion.
Ensures property goals for work order response and completion times are met.
Establishes emergency on-call procedures.
Responsible for all Company owned equipment and small tools.
Participates and supervises the make-ready of vacant units as necessary.
Makes regular inspections of the property.
Ensures compliance with all preventive maintenance procedures.
Prepares Purchase Orders and orders all parts and supplies.
Ensures compliance with Company policies and procedures.
Assists in performing annual / semi-annual unit inspections.
Assists in all aspects of the project's maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency.
Assists Maintenance Director as requested.
Contributes to resident retention programs.
Ensures that unsafe conditions are corrected in a timely manner.
Learns and ensures compliance with all Company, local, state, and federal safety rules.
This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
Qualifications
High School Diploma or GED (or equivalent) Required or
advanced training or degree in building maintenance, management, construction, skilled trades, other related subject Preferred or
Have knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance and 5 or more years' experience in building maintenance. Required and

Compensation
We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $79,200 - $98,800, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer. * Full knowledge of all cleaning supplies and recommended chemicals.
* Responsible for inventory, restocking, and replacement of all maintenance supplies (lighting, locker room supplies, laundry supplies, maintenance chemicals, towels, etc.)
* Perform all other projects and responsibilities
