**Job Description:**
At Regions, the Capital Markets Servicing Specialist is responsible for processing lender notifications, lien searches, file scanning, and processing Transfer & Assumptions.
**Primary Responsibilities**
+ Communicates daily with assigned sources, brokers, and vendorson transaction and funding status of leases/loans
+ Prepares Documentation Worksheets to include proper structure and pricing of the transaction
+ Creates document packages
+ Takes responsibility for communicating with customers, vendors, brokers, sources and internal sales to obtain any missing items not returned with the documentation package to properly close transactions
+ Adheres to policies and procedure requirements for documentation and funding
+ Takes responsibility for timely filing UCC's and reviews lien searches
+ Processes site inspections and reviews results
+ Ensures all credit contingencies have been satisfied
+ Requires properly prepared invoices and obtains sales quotes
+ Resolves issues to facilitate the funding of lease/loan transactions
+ Works under limited supervision following established guidelines and procedures
+ Conducts verbal verifications with customers
+ Retrieves, scans and/or delivers mail to proper individuals
+ Follows up on post-loan closing items
This position requires the tracking of time and is eligible for overtime hours worked in excess of 40 per week under the Fair Labor Standards Act.

Job Description:
At Regions, the Capital Markets Real Estate Portfolio Manager works within the Real Estate Capital Markets Project Finance Group (RECMPF) to manage due diligence, monitor loan and property performance and key performance indicators and assists with asset management and servicing of a real estate loan portfolio.
The RECMPF Group is housed within the Capital Markets Group of Regions Bank and provides client-specific off-balance sheet financing solutions through its various Agency Products - Fannie Mae, Freddie Mac, and HUD.
Primary Responsibilities
Maintains internal and external client relationships
Identifies and resolves transaction issues
Performs and reviews financial analysis modeling
Provides fundamental credit analysis (including commercial real estate market research, qualitative and quantitative property performance, and comparable transaction information)
Reviews transaction due diligence (Third Party Reports, Asset Summaries, Sizing Models, etc.)
Obtains internal and external lender/investor approvals as required for borrower requests
