**Position Responsibilities**
+ Responsible for the overall direction, coordination and evaluation of the warehouse.

Job Overview
The Manager Area Distribution I is accountable for the delivery and merchandising of company products to customers within a Market Unit which may include multiple distribution centers. The Manager Area Distribution I provides coaching, teaching, training, and leadership to the Delivery Supervisors to achieve optimal efficiencies while maintaining proper levels of customer service. Duties & Responsibilities
* Manages Key Business Indicators to measure performance against company goals including the completion of delivering and serving our customers daily. Monitors Operational Expenses and ensures that the teams are achieving budget in all areas on a monthly and yearly basis guided in a direction to achieve our companies goal of consistently generating strong cash flow

Knowledge, Skills, & Abilities
* Minimum 7-10 years with CCCI or equivalent in beverage distribution industry
* Minimum 3-5 years of knowledge of CCCI business practices applicable to the role 5-7 years of management experience preferred
* Excellent communication skills with the ability to translate initiatives into actions, align all functions, processes and systems for execution, and set performance objectives for team
* Proven experience in change management and ability to communicate strategy and vision

Identify and implement cost-savings and process improvement opportunities across the logistics network
Provide day-to-day oversight of all domestic and international freight movement and status'
Develop and monitor financial KPIs, carrier performance and risk/opportunity reporting for leadership
Oversee TMS platform operations and optimization (manifesting, routing, tracking etc)
Implement best practices, standard operating procedures, and continuous improvement initiatives across the transportation network.
Collaborate cross-functionally with Supply Chain, Procurement, Operations, Sales and Finance teams to optimize logistics performance
Utilize analytics and data to support strategic decision-making and carrier evaluations.

JOB REQUIREMENTS
Bachelor's degree in Supply Chain, Logistics, Business, Finance or related field (or equivalent experience).
3-7+ years of experience in transportation management, logistics, or supply chain operations.
Experience collecting and reporting on logistics analytics and delivering KPI reporting/scorecards monthly, as well as utilizing data to make decisions for process improvement or vendor change decisions.
Strong understanding of carrier pricing, freight markets, and transportation modes (Parcel, LTL, International preferred).
Proficiency with Transportation Management Systems (TMS) and data analytics tools (Excel, BI dashboards).
Excellent negotiation, communication, and problem-solving skills.
Ability to manage multiple priorities in a fast-paced environment.
Experience with cross border Mexico operations and international compliance preferred.

We are looking for a Full-time Regional Rental Inventory Manager for our communities.. The purpose of the Regional Rental Inventory Manager will oversee, inspect, and maintain all aspects of all rental units within their assigned region.
Duties and Responsibilities
Inspect approximately 2,000 rental homes every year, within assigned region. That is approximately 45 occupied rentals to be inspected every week.
Conduct thorough home inspections. Items to be inspected include but are not limited to:
The exterior of the home: skirting, decks, roof shingles, vents, siding, gutters, belly of home, water/sewer lines, heat tape, condenser, windows, doors, landscaping.
The interior of the home: overall condition of the rental unit, smoke detectors are intact, fire extinguishers are racked in the utility room on the green
Educate residents on regular maintenance on the rental unit, this includes but is not limited to education on maintaining the furnace filter.
Post and affix rental rules, furnace stickers, and thermostat stickers in all rental units.
Capture before and after photos during all inspections; upload photos into computer software program.
Re-inspect units that need to be revisited.
Coordinate vacant rental inventory that becomes available.
Take the lead on and partner with the community managers and maintenance personnel to complete work needed on each rental, including sourcing subcontractor(s) to perform work when the scope of the job is too extensive.
Meet deadlines for move-in dates: Vacant rental homes within the region must be clean and ready for move-in within 30 days or less, no matter how extensive the rehab work.
Assist with new rental inventory that is being set up in the region, including checking all permits, setbacks, gas lines, piers/foundations, and hookups are ready for when the home is delivered.
Oversee set up process from start to finish until rentals are ready for occupancy.
The position includes all other responsibilities that may be necessary to fulfill the duties associated with the position or as may be assigned.
Qualifications
At least five years of related work experience is required.
US Department of Housing and Urban Development (HUD) certifications highly desirable.
Physical requirements of the job
Travel is required to visit communities within assigned region
Occasionally pushing or pulling up to 30 pounds (i.e.: cinder blocks)
Occasionally lifting and carrying up to 50 pounds (i.e.: roof shingles, ladder)
Occasionally climbing a ladder to conduct roof inspections
Occasionally kneel and crawl as required to perform certain maintenance duties such as working under homes.
Stand for the majority of the workday.
Use of power tools and hand tools
Occasional use of heavy equipment and moving heavy equipment
Work Environment
Moving throughout the communities on foot or by vehicle.
Working both indoors and outdoors
Exposure to elements of nature such as varying climates and weather conditions,
uneven terrain, insects, animals, etc.
Travel
Frequent car travel is required to visit each community within assigned region.
Occasional car or air travel may be required to attend local or long-distance trainings or when visiting other communities.
Work Schedule
Full-time schedule, Monday through Friday, 40 actual hours worked per week with an unpaid lunch break each day.
In-person attendance is an essential function of this position.
Job classification
This is a non-exempt position under the Fair Labor Standards Act. Non-exempt employees will be eligible for overtime pay in weeks where total hours worked exceed forty hours.

Communicates back and forth with Truck Drivers to assist with problem resolution while on route for roll-off and industrial customers. Dispatch operators handle incoming service orders, schedule drivers next day activities, as well as resolves any potential service issues that may arise. This job requires the use of routing software to perform next day work. Shift is an 7:30am-4:30pm hourly schedule with the potential for overtime.
Dispatches drivers to calls as they are received, using information on customer needs, drivers' locations and loads, and daily factors to balance cost and customer satisfaction.
Works with customer and drivers to ensure proper service.
Determines the daily level of driver staffing to provide best mix of responsiveness and productivity
Assigns routes and service tickets to appropriate drivers for the next day and potentially any emergency service requested.
