The Construction Project Manager will plan, track, and evaluate complex capital projects including scope, schedule and budget within the company's Planning, Design, & Construction organization. This position will assist in developing policies and procedures associated with construction project management to build a standard national framework for construction. The Project Manager will review and assure compliance with all engineering-related safety codes, regulations, and accrediting agencies as they apply to construction in healthcare facilities. This role will be expected to participate in developing and monitoring implementation of Quality Assurance for all construction projects and also has the ability to approach technical design and construction issues, identify alternative solutions, and make recommendations in order to move forward on projects with minimal supervision.
Responsibilities
Project Planning and Execution- 40%
Manage the project plans and drive the plans to execution.
Explain implications of changes to project scope and/or objectives to the client and to the project team
Lead the team to prioritize signed off project work based on analysis of strategic importance, tasks outstanding, obstacles or barriers, budgets, resources, and deadlines.
Create, or participate in the creation of, project documentation.
Manage the client stakeholders, team members, or contract personnel to design a solution and establish associated project time lines and budgets that allow for the delivery of the most strategic functionality within the project constraints.
Establish and maintain a usable and well-communicated schedule for all phases of a project.
Determine project roles of team members based on project requirements, time frames and budget.
When necessary work with external resources in addition to internal resources.
Define skill sets (competencies) required for the project based on project specifications and requirements
Determine resource requirements (including staffing, software, hardware, and facilities) of projects, based on project specifications.
Manages all aspects of the construction process including budget development, the bid process, project acceptance, quality of work including warranty response, schedules, and financial reports.
Plans, schedules, estimates, and coordinates construction projects with hospital staff, contractors, architects, and engineers.
Consults with registered architects and professional engineers to assure conformity with customer needs, project requirements, schedules, budgets, safety issues, building codes, The Joint Commission (TJC), and ADA standards.
Analyzes special circumstances that arise on projects and assists with other constructionmanager's unusual or difficult problems to solve complex building construction problems.
Establishes and maintains courteous and cooperative relations with staff, departments, vendors, and customers including providing clear communications to appropriate parties.
Ensures safety measures are followed for all construction, remodeling, or renovation projects throughout the healthcare facility.
Project Control - 30%
Manage scope creep through change orders, phased delivery, or other methods to ensure projects deliver on time line, scope, budget, and strategy expectations.
Evaluate all key project deliverable, as well as final products to ensure traceability of requirements, high quality, and acceptance.
Responsible for formal sign off on all project deliverable; this will often include coordinating input and involvement from stakeholders.
Ensure project meets internal and customer expectations with respect to quality, budget, delivery time lines, and strategy.
Identify, track, manage, and mitigate risk on specific customer engagements; escalate issues when necessary to ensure minimal impact to quality, budget, and time line.
Create contingency plans with appropriate input from key team members and implement a revised project schedule, scope, or budget in a timely manner, as needed.
Project Communication - 30%
Work with facilities management leadership to ensure customer achieve an understanding of expectations, deliverable, dependencies, risks, progress, and the bright works development process.
Create ad hoc customized reporting for the customer or team to secure sign off on deliverable or documentation.
Use sound judgment in all project communication and ensure that key stakeholders including the team,customer, and management are apprised of project activities in a timely manner.
Communicate progress, risks, expectations, time lines, milestones and other key project metrics to customers and team members.
Be prepared to discuss project quality, client and team satisfaction, and project success metrics during regularly scheduled and ad hoc project review meetings with facilities management leadership.
Track and report weekly on percent complete, budget burn, earned value, slippage, project effort and duration to complete, and other key project metrics.
Keep an accurate risk tracking document with an associated mitigation plan.
Qualifications
7+ years progressively responsible experience in construction, maintenance, or facilities required
Bachelors degree in Construction, Business, Project Management or related field required
Graduate degree in relevant field preferred
At least 5 years of healthcare experience preferred
CHC/HCC Certified Healthcare Constructor or Healthcare Construction Certificate preferred
CAPM Certified Associate in Project Management preferred
PMP Project Management Professional preferred

What YOU will do:
· Studies Project Manual, job specifications and construction drawings to ensure timely start and finish, safety, quality of work and subcontractor performance for each phase of construction.
· Ability to understand the scope of work, evaluate and recommend means and methods typical with industry standards, estimate the time involved, and take initiative with fundamental scheduling changes to minimize cost and time.
· Manage and work alongside construction crews in the installation and/or repair of concrete, asphalt paving, structural steel, cabinetry, countertops, flooring, electrical, painting, plumbing, HVAC, and other construction tasks as needed in a live retail environment.
· Must be present on the jobsite as defined by program expectations.
· Ensure blueprints and plans are followed precisely. Evaluate risks that impact successful delivery of blueprint intent but may not be obtainable.
· Provide Daily reporting on project status with photos through project management applications as needed. Accurately detail completion and certification of projects.
· Successfully coordinate and facilitate the RFI process.
· Interface with local permitting authorities to ensure compliance and successfully coordinate required inspections including permit closeout.
· Ability to pass a drug screen and background check.
· Ability to operate equipment such as Forklifts and Scissor Lifts
· Willing to travel a minimum of 14 weeks at a time across the U.S or as determined by the Project Manager.
· Must be willing to travel by air.
· Night and weekend work is required.
· Responsible for final handoff confirming all tasks are complete and correct.
· Hands on work for 20% of the time. (Examples: installing a paper towel holder or hardware)
