Job Summary
The Maintenance Manager will be responsible for overall supervision and coordination of maintenance department activities related to the setup, installation, maintenance and repair of equipment, tools and machinery to ensure non-stop operation of the plant/location assigned.

Job Responsibilities
Direct staff of mechanics/technicians in electrical, electronic, mechanical hydraulic and pneumatic maintenance and repair of machinery and equipment
Assist and direct workers in diagnosis of malfunctions in equipment and machinery
Observe mechanical devices and equipment to determine proper functioning and identify root causes of malfunctions. Provide and implement corrective actions to address
Work with operations to prioritize equipment/form repairs based on operational demand
Interprets company policies and safety regulations to ensure compliance and safe work environment
Recommends and implements measures to improve production methods, equipment performance and quality of product
Plan and implement a schedule of routine and preventative maintenance procedures and assign and monitor personnel
Order parts needed for special projects, routine maintenance requirements, spare parts, tools and equipment as needed
Secure and manage outside contractor services as needs arise which are outside internal capabilities
Other duties and responsibilities related to the nature of the job may be assigned on a temporary or permanent basis as needed
Job Requirements
Associate's degree or equivalent in training, education or 5 + years of experience as maintenance manager, or equivalent combination of experience, training and education
Ability to maintain and repair mechanical, hydraulic, pneumatic, electrical and electronic control equipment used in an industrial manufacturing environment
Ability to read blueprints, wiring diagrams, process sheets, and assembly schematic drawings
Basic computer skills utilizing Excel, Word and Power Point applications
Previous experience maintaining industrial equipment including overhead cranes, forklifts, frontend loaders and batch mixers a plus
Job Salary
This role has a base salary range of $90,000 to $120,000/year + 10% annual bonus

Oversees maintenance as assigned for the purpose of maximizing the efficiency of the work force and meeting requirements

Transports various items (e.g., tools, equipment, supplies, etc.) for ensuring the availability of materials required at job site

Coordinate the work order process and workflow optimization.
Ensure all forms of the work order and equipment tracking are used and completed daily
Maintain EAM database of new purchased equipment, existing equipment and maintain PM schedules. Facilitate factory tool calibrations and maintains all tool calibrations requirements.
Create requisition in SAP for tools, equipment, new parts, instruments, and supplies
Allocate team appropriately to support timely execution on work orders
Development and implementation of preventive and predictive maintenance techniques
Inspect and test shop equipment and new and repaired instruments to verify dimensions of parts and for conformance to quality control standards
Track process indicators and spare parts / labor consumption and equipment performance
Be first line of communication with equipment suppliers for quotes, orders and support for troubleshooting equipment. Host suppliers on site when required in accordance with Vestas safety procedures
Provide Department Manager with equipment status reporting; including routine maintenance and damaged equipment for return to service estimations

As a Facilities Supervisor (Electrician) you will maintain the Denver Art Museum complex, providing direct support for building operations and ensuring smooth, effective functioning of all infrastructure elements. You will perform full-scope electrical maintenance, repair, and installation of various types of electrical systems, apparatus, and auxiliary equipment, and supervise a team of Facilities Technicians. You will support both day-to-day operations and larger projects under the direction of the Director of Facilities and supervision of the Manager of Facility Services.

What You'll Do
As a Facilities Supervisor (Electrician), your responsibilities will include:
Performing general and building maintenance and assisting the Facilities Services Manager in overseeing the work of facilities staff, City of Denver agencies, and third-party contractors.
Interpreting and working from blueprints, manuals, and written and verbal instructions, and clearly communicating this information to others.
Conducting preventative maintenance and repair on all electrical systems and apparatus in accordance with museum standards and current city, state, and federal code requirements, maintaining PM records, and ensuring work orders are completed in a timely and efficient manner.
Installing new or upgraded electrical apparatus or systems as required and completing circuits according to diagram specifications and all applicable code requirements.
Estimating materials, labor, and equipment costs and reviewing estimates prepared by outside contractors.
Responding to electrical service or trouble calls, troubleshooting issues, and providing effective problem resolution.
Ensuring compliance with all federal, state, city, and county regulatory agencies with jurisdiction over building systems and activities.
Maintaining and coordinating tools and equipment required by the various museum trades.
Supporting the departmental HVAC technician with routine maintenance of the museum's HVAC systems.
Utilizing departmental computer software for incident documentation, e-mail communications, work orders, and preventive maintenance tickets (MaintainX).
Following all established safety program practices and ensuring that facility employees and contractors do the same.
Assessing employee strengths to use time efficiently and establishing departmental priorities.
Planning, scheduling, coordinating, and assigning work, goals, and priorities for subordinate employees to meet departmental deadlines.
Maintaining daily work logs and overseeing daily logs for facilities department subordinates.
Keeping electrical rooms clean, organized, and stocked with necessary equipment and supplies.
Ensuring proper storage and compliance with all applicable requirements, including cataloging all material safety data sheets.
Stepping in to supervise all aspects of facilities staff operations as assigned, including scheduling, counseling, training, and approved disciplinary actions, in the absence of the Facility Manager.
Proactively supervising employees and contractors.
Participating in the museum's established Safety Program as both a trainer for shop and tool safety and as a member of the museum's Safety Committee in the absence of the Facility Manager.
Managing elevator contracts for all buildings on campus and ensuring annual and five-year inspections are completed on time and in accordance with DFD directives.
Supporting DAM's Racial Equity Roadmap initiatives through consistent use of a racial equity lens in daily operations and through yearly goal setting.
Qualifications
What We're Looking For
High school diploma or GED required.
Must possess a State of Colorado Journeyman Electrician's License (Master preferred).
Minimum of 3 to 5 years of general experience in the repair and maintenance of building and building operating systems or applicable trade school certification with 2 years' experience will be considered.
Completion of a state-recognized electrical apprenticeship program.
3+ years supervisory experience preferred.
Valid Colorado Class "R" driver's license and insurable driving record required.
Ability to read, write, and communicate in English.
Broad knowledge of electrical systems, building maintenance methods, and relevant tools.
Knowledge of low voltage diagnostic equipment and commercial maintenance equipment.
Skilled in hand and power tools, problem-solving, and initiative.
Proficient in computer systems and CMMS software.
Ability to work collaboratively with diverse staff, volunteers, and patrons.
Physical Requirements and Working Conditions

What Will You Be Doing?
The Manager, Maintenance Control reports directly to the Sr. Manager, Maintenance Control. The Manager serves as authority when making operational decisions and provides consistent communication and coordination with System Operations Control (SOC), Line Maintenance and Heavy Maintenance personnel and leadership, Engineering, Inspection and Purchasing to maintain a seamless daily operation while maintaining the highest degree of safety. The Manager, Maintenance Control will also act on the company's behalf with authority to discipline, discharge (in extenuating circumstances), or recommend same when company policy/procedure or established practices have been violated. Will also maintain the authority to “ground” any aircraft when deemed absolutely necessary.
Essential Functions
The Manager, Mtce Control is responsible for the daily operation of Maintenance Control during their respective shift ensuring the continuous and safe operation of company aircraft during scheduled service. Oversee and maintain adequate staffing levels necessary to maintain efficient daily operations. Responsible for the oversight of all Maintenance Control personnel on duty, efficiently managing all daily activities. Possess the authority to approve overtime, establish, or delegate responsibilities and assignments or create policy and/or procedures. Exercise financial decisions regarding the recovery of AOG aircraft or maintained continued operations up to and including purchasing of parts, charters, third party maintenance vendors, or any other relevant situation. Create/administer/manage the department's work schedules including managing/approving vacations, monitoring sick time and absences, including payroll processing.

What You'll Do:
Treat residents and others with respect, answer questions from your team and residents,
respond sensitively to complaints about building services, and assign work orders with
efficiency and urgency.
Coordinate daily with the General Manager on overall maintenance projects.
Inspect sites regularly to identify problems and necessary maintenance.
Prepare weekly maintenance schedules and allocate work based on forecasted workloads.
Oversee the “make-ready” process to prepare vacant apartment homes and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, and inspecting completed work.

Maintain and order adequate inventory of spare parts and maintenance materials as needed to stay within budgetary guidelines.
Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
Conduct follow-ups on all maintenance and repair work.
Periodically inspect work performed by other service team members to assess the effectiveness of policies and procedures and develop corrective action plans as needed.
Periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
Conduct regularly scheduled safety meetings to ensure all SDS sheets are current and readily accessible.
Keep up with all current OSHA and other safety-related laws and requirements to ensure property compliance.
Complete minor plumbing, electrical and miscellaneous repairs (HVAC boilers, hot water heaters).
Assist capital expense manager with the preparation of a maintenance and capital expense budget for the property by analyzing and evaluating financial statements and accessing operational reports that establish the historical background for the asset and predict performance patterns based on yearly unit inspections.
Support cost-cutting and expense control programs by ensuring parts are repaired, when possible, rather than replaced. Ensure the team is not being wasteful with materials and supplies and practicing the correct use of tools and equipment.
Participate in on-call rotation to respond to emergency calls for maintenance and repairs after-hours.

We are currently seeking a Maintenance Technician to join our team at The Addie at Metro Center, a 222 unit apartment community in Aurora, CO. Until the property is operational, you will act as a roving Maintenance Technician to support other apartment communities in the greater Aurora, CO area.
Position Summary:
As a Maintenance Technician, you will be responsible for the general appearance and maintenance of the property to help create a great living experience for our residents.
Responsibilities:
Monitor property for any repairs or replacements that may arise
Complete work requests for common areas and apartment units
Perform preventative maintenance on property
Assess and repair appliances as needed
Assist in preparing vacant units ready for new residents
Occasional on-call duties (trip stipend provided if called back to site after regular work hours)
Create and maintain a safe work environment
Qualifications:
1 - 2 years previous experience in maintenance preferred
Basic knowledge of electrical systems, plumbing systems, and painting
HVAC and EPA experience preferred
CPO certification preferred
Valid drivers' license and insurance may be required
Pay: $14.81 - $21.50/hour DOE + 5% bonus potential
