This role will be responsible for performing global analytics and conducting market research in targeted metros and regions, developing site selection opportunities, determining market rates, negotiating commercial terms with data center operators and stakeholders, and constructing and negotiating complex lease agreements and associated legal documents for large sites. This will include Master Service Agreements, NRC service orders, new lease agreements, lease renewals, operating agreements and amendments. The Site Selection Manager will negotiate strong commercial terms, align base build and data hall design to Oracle's desired specs and drive accountability with data center operators to ensure on-time delivery and operational compliance.
This role will work closely with our capacity planning, design and data hall engineering, construction, delivery, legal, security, networking, compliance, and operations teams throughout each project, and throughout the sequence of each transaction and will be responsible for preparing and presenting periodic presentations in the form of investment write-ups and presentations prepared in collaboration with all key stakeholders for internal governance. Role requires strengths in stakeholder management, analytics, negotiation, and a drive to execute.
**Qualifications:**
Experience in site selection for industrial-scale projects, real estate evaluation, acquisition, development, construction, lease agreements, infrastructure delivery, and general awareness of utility agreements, sustainable practices, and financial modeling.
Leading contributor individually and as a team member, and ability to progress workstreams independently, but seeking direction from others as needed.
Excellent problem solver with the ability to operate in fast pace, ambiguous environment. Work is non-routine and very complex, involving the application of advanced technical/business skills in area of specialization.

5+ years relevant experience and BA/BS degree.
Knowledge of the Data Center industry, operators in region and market dynamics is preferred

A general background in real estate development and land acquisition is a plus - with an understanding of local laws, permitting, etc.

**Responsibilities**
Be accountable for lease execution from demand signal through to 'general availability' date - driving each performance metric (safety, quality, rates, schedule, cost, etc.) within critical timelines required by the business.
Manage multiple lease projects and coordinate with internal team members, consultants, vendors, and external stakeholders.
Work with capacity (demand) planners and network specialists to understand capacity needs and site requirements in assigned metros/regions.
Lead cross-functional teams to evaluate, select, negotiate, and recommend leases for approval.
Develop high-quality metro strategies based on market expertise, within the context of time-to-market and cost efficiencies required by the business units.
Drive commercial terms with our lease providers in the region.
Work with internal Corporate Procurement personnel to drive executable lease documents.
Work with Finance team to conduct Total Cost of Ownership (TCO) lease or build options to recommend the most favorable strategies for assigned metros.
Updating systems of record to ensure accurate data fidelity and executive reporting.
Conducting market research on targeted metros and regions, new countries, metros, and target locations.
Provide strong analytical reporting on market strategies, outlining risks on delivery (cost and timelines) and supporting the team with day-to-day activities as needed.

Position Qualifications

Essential Duties and Responsibilities:
Full working knowledge of the condominium's governing documents and its rules and regulations and of the full-functionality of BuildingLInk and other software platforms used to support operations.
Liaise daily with the facilities management company, concierges and janitorial staff and arrange for follow-up as needed. Liaise as needed with the Association Business Manager (ABM), vendors, AMS accounting, realtors, Committee chairs and the Board.
Prepare daily recaps/alerts to go out to Board, Committee chairs and/or residents utilizing BuildingLink and when needed, announcements posted in hard-copy. Review calendars in BuildingLink to make sure they reflect events scheduled by the Board, Committee chairs, or the facilities management company as well as reservations of facilities and amenities by residents. Update as needed.
Promptly handle resident requests and concerns, whether referred from the concierges, the facilities management company, or received directly in-person or via phone, email or BuildingLink. Confirm follow-up by the appropriate parties and document in BuildingLink. Prepare follow-up responses or announcements for delivery via BuildingLink.
Distribute emergency notifications via BuildingLink as requested by the facilities management company, Board/Committee Chairs or governmental authorities. Keep on-site staff informed of status. Coordinate them to provide assistance that the facilities management company or governmental authorities request.
Provide coverage for concierge breaks and when a floater is unavailable, for other concierge absences. Assist with concierge recruiting and training, manage concierge scheduling and oversee performance of concierge duties.
Prioritize implementation of security and safety measures; assure protocols are followed including, if available, use of KeyLInk.
Working with the concierge team, provide assistance to residents with Work Orders, ARC requests, options for bill payment and optimizing their use of BuildingLInk, LeakDefense and other resident interfaces. Provide support to committees.
With assistance from the concierge team as appropriate, maintain the following: up-to-date records in BuildingLink of owner, resident and tenant information; records of compliance with insurance requirements; copies of leases; up-dated, customized manuals for concierges and janitorial staff; updated, customized resident manuals and new resident orientation materials; supplies needed for front desks, guest suite and restrooms, and janitorial.
Monitor and when necessary, create, Incident Reports. Work to resolve complaints, grievances and actual or potential violations informally. Following protocols established by the Rules and Regulations Committee and with input from the ABM as needed, prepare violation warnings and notices. Process any fines that result to the owner's account.
Monitor Guest Suite and Amenities Room reservations and schedule janitorial. Check after each use for damage or special housekeeping needs. Assure readiness for next use.
Oversee scheduling of moves and move coordination services. Provide new resident orientations. Arrange billing of move-in/move-out fees.
Provide assistance to ABM in processing invoices, budgeting and Board meetings.
Arrange billing to unit owner accounts for use of the Guest Suite, bike/kayak storage, fob and unit supply purchases, charges for social events and other activities. Organize audits of fobs and storage use.

Essential Functions:

GENERAL RESPONSIBILITIES
Assist in the oversight of shelter services and programming in a manner that is consistent with Transition Projects mission, values, policies and procedures. Function as the operational supervisor of shelter shift activities. Provide advocacy, information, and referral services to participants staying in emergency shelters. Actively participate in shelter processes and work as part of a team to provide services to participants. This is a non-exempt, unrepresented full-time position.
SPECIFIC RESPONSIBILITIES
Provide leadership, support, and positive role modeling for shelter staff. Promote a team environment where participant needs and success are paramount.
Demonstrate and empower staff to take initiative, problem solve, prevent and deescalate crises, and while maintaining a safe space.
Function as an active member of the shelter staff team.
Perform all of the functions of residential positions, including but not limited to Residential Advocate and Custodian.
Facilitate staff and team meetings in the absence of the manager.
Coordinate and provide coverage for team members when they are absent.
Assist in developing and implementing on-the-job training and guidance for Residential Advocates.
Provide support and assist staff in following policies and procedures.
Assist with program design, implementation, and evaluation to increase access to and efficiency of the residential programs, as directed.
Function as the managing supervisor of operations and staff as directed or in absence of manager and/or director, including extended absence and position vacancy.
Contribute to the selection of staff during the hiring process.
Contribute to the performance evaluation of staff, including performance appraisals, performance improvement plans, and disciplinary action. As directed, assist in the bi-weekly review and approval of staff timecards in Paycom, including correcting all clocking errors and approving time off requests in a timely manner.

PERFORMANCE REQUIREMENTS

Understanding of the issues surrounding homelessness, chemical dependency, mental health, domestic violence and sexual assault.
Demonstrated ability to work independently. Ability to appropriately assess a situation and take corrective action as necessary.
Knowledge of services available to low-income and homeless persons through Transition Projects and other agencies or the demonstrated ability to obtain such knowledge.
Demonstrated ability to work as part of a team in the delivery of services to participants.
Computer literacy. Demonstrated ability to use word processing, database, spreadsheet, e- mail, and Internet programs.
Excellent oral, written, and telephone communication skills. Excellent interpersonal skills.
