The Role
We're seeking for a Sr. Transaction Associate to run due diligence and underwriting execution for single-tenant, triple-NNN acquisitions once an investor selects a lender. This is an ownership role for someone who has already done the work, ordering and managing third party reports, clearing title and survey issues, responding to lender requests fast, and keeping deals moving to clear-to-close without surprises.
This is not a junior coordination role. You will be expected to operate with minimal training, apply sound judgement, and proactively surface issues early-before they become closing delays.
Reports to: Director of Underwriting & Due Diligence
What You'll Do
• Coordinate Third-Party Reports: Order and manage third-party reports: Phase I ESA, appraisal, ALTA survey, property condition assessments (PCA's), and zoning reports. Drive vendors and timelines; ensure deliverables hit lender deadlines and transaction milestones (including tight 1031 timelines when applicable).
• Lender Underwriting Support: Turn lender questions within 24 hours (or faster when needed). Prepare and reconcile lender exhibits (e.g. NOI, DSCR, rent roll support) and ensure submissions area consistent, defensible, and complete.
• Red Flag Management (Resolve, Don't Report): Review diligence outputs and identify items that could impact loan approval, pricing, timing, or insurability. Coordinate resolution with sellers, vendors, title, counsel, lenders and internal stakeholders before issues turn into expectations.
• Title & Survey Oversight (Insurable Title by Closing): Obtain commitments, pro formas, endorsements, and CPLs. Review common commercial issues (access, easements, encroachments, CCR's, unpermitted exceptions) and drive cures/endorsement solutions to ensure title is insurable prior to closing.
• Pipeline Ownership + Internal Coordination: Maintain clean, accurate deal status in Monday.com. Identify blockers early, escalate quickly, and keep acquisition/investor relations/closing coordination aligned to the timeline.
Who You Are
• 5+ years in CRE due diligence, underwriting, execution or transaction management, with direct ownership of third-party reports, lender diligence, and title/survey workflows (single-tenant NNN strongly preferred).
• Strong Title Competency-you understand commitments, exceptions, endorsements, and how to work with title teams to resolve issues.
• Third-party report proficiency-you can spot and pressure-test common diligence risks (environmental, PCA/capex, zoning nonconformity, survey issues) and drive outcomes, not just flag problems.
• Solid underwriting fundamentals-NOI, DSCR, cap rate literacy; comfortable reconciling exhibits for lender files.
• Process-oriented and detail-obsessed-highly responsive, and comfortable running 10-15 concurrent deals with multiple stakeholders.
The role requires someone who does not need training on ordering diligence, managing title/survey, or handling lender underwriting request. First 30 days: Independently managing assigned diligence workflows and lender request with limited oversight.
