Summary/Objective
The Site Supervisor will provide onsite management, direct installation subcontractors effectively, plan installation sequences, obtain field dimensions, and complete our onsite presence safely. Manage onsite communication acting as the company representative and liaison between client, general contractor, and installers. To oversee safety best practices including daily JHA reporting, routine safety inspections, compliance with site safety program, and enforcing proper PPE. Ensure project schedule is being maintained and prepare two look-aheads. Understand the project scope and responsibilities of each vendor and subcontractor and demand the highest level of quality control. Adequately protect all existing finishes from damage and be responsible for making sure daily housekeeping is satisfactory.

Responsibilities:
Thorough understanding and knowledge of the TOCA governing documents, specifically in terms of OSM duties, and TOCA's responsibility in unit-related issues.
Maintains, on a continuing basis, up-to-date knowledge of the conditions of all physical assets throughout the Takoma Overlook (TO) building and grounds, including exterior and interior components of the building, as well as mechanical and electrical systems.
Performs, at minimum, daily inspections of building systems, the structure itself, and the grounds; identifies current or potential problems; independently schedules work to be performed or develops recommendations for Board of Directors (BOD) action.
Independently supervises the performance of overall maintenance functions and employees. As needed, engages local utility companies or private contractors to perform needed repairs, schedules and assigns work, submits reports and paperwork (e.g., invoices, unit inspection checklists, permits, and licenses). On own initiative, makes recommendations to the BOD/CM for needed repair, maintenance, or procurement.
Consults with the CM and provides an independent opinion concerning capital improvement projects, including recommendations for establishing priorities among various projects to be done.
Ensures that needed supplies and materials are on-hand; as needed, purchases necessary supplies and materials for accomplishing the OSM's function in the most efficient, cost-effective manner possible; coordinates completion and tracking of requisitions, invoices, and other related paperwork with the CM. Develops, implements, and maintains an inventory control program for all supplies and materials.
Coordinates and oversees all work performed by staff and contractors on the TO common areas. Keeps the CM and BOD informed of work status, progress, and identifies problems, including evaluation of substandard installation or repairs or work that does not meet contract requirements.
Ensures that all contractors performing work in the building, whether in common areas or residential units, are aware of TO emergency procedures, contacts, and equipment in case situations develop during the course of work performed. Contractors working in units and common areas should be reminded of license and bond requirements.
Assists in facilitating and maintaining effective contractor/resident relations during large-scale capital projects. Maintains up-to-date information on contractor work status, including schedule for individual unit work; provides status updates to residents and aids in resolving contractor/resident issues.
Complies with applicable Federal and Maryland statutes affecting the execution of the building manager function; understands thoroughly and adheres to Federal and Maryland safety standards, incorporating generally accepted safety practices, including the use of personal protective equipment when appropriate.
Participates in monthly BOD meetings, TOCA annual meeting, and scheduled inspections and hearings, as needed.
Qualifications:
3+ years of experience in property or facilities management, preferably in a residential or high-rise condominium setting.
Strong knowledge of building systems, including HVAC, electrical, plumbing, and mechanical infrastructure.
Excellent communication and interpersonal skills, with the ability to work effectively with residents, contractors, vendors, and management staff.
Proven ability to manage maintenance projects, including vendor coordination, budgeting, scheduling, and quality control.
Familiarity with building codes, safety regulations, and compliance requirements related to residential property operations.

The on-site supervisor is responsible for preparing the game site, ensuring proper field conditions, starting the games on time, returning game site to the condition it was found in at the termination of the last scheduled game and monitoring other sports tournament staff.DUTIES:
* Prepare site every game day for game play in a safe environment, including field lining, dirt raking, and proper field maintenance.
* Set up and break down temporary fencing for youth tournaments as needed.
* Conduct proper pre-game meeting with selected officials/tournament partners/site staff.
* Start and end games at scheduled times.
* Responsible for timekeeping and scorekeeping of games.
* Direct games in compliance with established tournament rules.
* Maintain friendly, positive relationship with players, coaches, site staff, tournament partners, park/facility staff, concession vendors, parents and spectators.
* Responsible for the safety and general welfare of the tournament and participants.
* Complete and submit accident and incident reports to tournaments and events coordinator in a timely manner.
* Return game site to same condition as it was found at completion of last game, including proper field maintenance and equipment storage.
* Perform additional responsibilities/other duties as assigned by tournaments and events coordinator.
* Adhere to the utility cart guidelines.
* Supervising other tournament staff and keeping them on task.
* Attend all required staff trainings.
* Keep in contact with tournaments and events coordinator throughout event.
SPECIAL QUALIFICATIONS/SKILLS:
* Knowledge of current baseball and softball rules and the ability to interpret them.
* At least 16 years of age.
* Ability to understand and interpret specific tournament rules and County procedures.
* Ability to schedule and reschedule games due to inclement weather, team no-show, official no-show, etc.
* Ability to communicate with parents, spectators, players, staff, officials, park and facility staff and tournament partners.
* Ability to deal with sometimes-difficult individuals.
* Ability to supervise and, when necessary, gain control over the game.
* Knowledge of proper field maintenance techniques, including field lining and dirt preparation.
* Community CPR and First Aid certification desirable.
* Baseball/Softball coaching and/or umpire certifications desirable.
* Significant background in participation, teaching, coaching, scorekeeping or umpiring in baseball and/or softball.
* Prior experience working as sport or recreational activity assistant preferred.
* Baseball/Softball coaching certification, CPR and First Aid certification preferred.
RATE OF PAY:
Contingent - Salary commensurate with experience.
