THE PROJECT OPPORTUNITY: The selected candidate will play a key role in completing Discovery, a 200-acre, master-planned community that is currently approximately 40% developed. This multi-phase project offers an estimated 7 years of remaining buildout, providing a rare and valuable opportunity for long-term stability. With work centralized in one location, this role eliminates the typical disruptions of frequent relocation and allows for deep familiarity with the site, project team, and surrounding community-making it an ideal environment for meaningful, sustained professional growth.
CONSTRUCTIONSUPERINTENDENT OVERVIEW: Our ConstructionSuperintendent plays a critical, hands-on role in managing field operations for assigned construction projects. This role is responsible for overseeing subcontractor schedules, driving field productivity, and ensuring high standards of trade quality and compliance with cycle time targets. Effective performance in this role directly contributes to reduced construction timelines and maximized cost efficiency.
CONSTRUCTIONSUPERINTENDENT RESPONSIBILITIES:
Provide on-site supervision and coordination of all construction activities.
Oversee and ensure subcontractor performance aligns with project plans, specifications, schedules, and budgets.
Drive daily production and enforce accountability for trade quality and efficiency.
Monitor and manage on-site logistics, labor, materials, and equipment usage.
Lead quality control and assurance efforts for all subcontracted work.
Coordinate all required special inspections and permit-related site visits.
Verify and document aterial deliveries, conditions, and quantities against bills of lading.
Maintain consistent communication with the Project Manager regarding progress, challenges, and any potential impacts to budget or schedule.
Collaborate with the Project Manager to review project budgets and timelines on a weekly/monthly basis.
Maintain and update construction schedules, including short-term "look ahead" planning.
Coordinate with vendors for timely material procurement and delivery.
Prepare and submit daily and weekly reports, including photo documentation.
Promote and enforce a "Safety First" culture and ensure regular job site cleanliness and organization.
MULTI-FAMILY CONSTRUCTIONSUPERINTENDENT QUALIFICATIONS:
REQUIRED; 5 years of proven experience in multi-family, hospitality and/or commercial construction.
PREFERRED; Bachelor's Degree in Construction Management or related field, or equivalent combination of education, training, and experience.
Proficiency with computer technology and applications, including MS Office, MS Project and other construction related software. (Procore a plus)
10 hour OSHA certification is required, 30 hour OSHA certification (preferred)
Strong written, communication and problem-solving skills.
Demonstrated ability to build and lead a team.
Self-motivated with good time management skills.
Possess and maintain a current, valid driver's license.

Qualifications
7+ years of progressive experience in construction supervision or project management, ideally in multifamily or commercial real estate.

Education: Formal education in construction, engineering, or a related discipline is helpful, but equivalent hands-on experience will be given equal consideration.
Certification: PMP or similar project-management credential is valued. Candidates without a PMP should be willing to obtain certification within their first year, with company support for training and exam costs.
Technological proficiency: Skilled in using modern construction and communication platforms (e.g., Procore, mobile reporting tools, digital documentation systems) and able to integrate quickly into a technology-centric organization.
Exceptional communication, leadership, and conflict-resolution skills.

Job Description
The Construction Project Manager is responsible for the direction and performance of consulting, design or construction management services for assigned project(s), ensuring work is performed in conformance with project objectives and requirements, project performance metrics (e.g., client satisfaction, profitability), and quality requirements. Principal areas of responsibility include safety, subcontractor management, change management, project control and reporting, project staffing, adherence to quality plan, project budget, and project schedule for consulting, design or construction projects.
