The Takeoff Technician is responsible for producing accurate, reliable quantity takeoffs that support Burns Dirt's estimating and pre-construction efforts. This role focuses exclusively on quantifying work, preparing plan data for takeoff, and validating quantities to ensure bids are competitive, complete, and defensible. This position does not perform design or drafting work. Instead, it converts plan sets and specifications into clear, verified quantity data using AGTEK and related takeoff tools. Core Responsibilities Quantity Takeoff & Model Preparation Perform detailed AGTEK takeoffs for earthwork, utilities, paving, and concrete-related scopes. Import, clean, and organize plan files for takeoff accuracy and consistency. Set up takeoff models and layers according to Burns Dirt estimating standards. Identify missing, conflicting, or unclear information in plan sets prior to takeoff. Quality Assurance & Verification QA all quantities by cross-checking plans, profiles, details, and specifications. Compare quantities across plan sheets to ensure consistency and completeness. Verify takeoffs align with historical production assumptions and estimating needs. Flag scope gaps, assumptions, or risk items for estimator review. Documentation & Deliverables Generate clear, organized quantity summaries for estimators. Redline plan sheets to document takeoff assumptions, clarifications, and revisions. Maintain clean, standardized digital project folders and version control. Archive takeoff files for post-bid reference and historical cost analysis. Collaboration & Support Work closely with estimators to clarify scope, quantities, and bid priorities. Participate in pre-bid plan reviews and internal estimating discussions as needed. Support bid deadlines by managing workload across multiple active pursuits. Continuous Improvement Maintain and improve takeoff templates, standards, and workflows. Contribute to estimating process improvements and accuracy benchmarking. Stay current on AGTEK updates and takeoff best practices. Ideal Candidate You are detail-driven, analytical, and methodical. You enjoy turning complex plan sets into clean, reliable quantity data. DUTIES AND RESPONSIBILITIES: • Inspect, repair, modify and install HVAC equipment including refrigeration and airconditioning compressors, receivers, condensers, chillers, water cooling towers, forced air converter units, pumps, automatic and hand valves, expansion valves and capillary tubes.• Conduct regular preventive maintenance inspections of refrigeration units, isolatedheating and ventilating units, including boilers, gas and electrically operated air-conditioningequipment, and make necessary adjustments or repairs; service and repair evaporative coolers.• Repair or replace defective parts in units and equipment and their controls, includingthermostats, automatic switches, fan controls, log switches, damper motors,louvers, relays, filters, controls, belts, compressors, heat exchangers, high limitcontrols, pressure controls, safety valves, and automatic gas valves.• Operate a variety of hand and power tools, welder torch, vacuum pump, testequipment utilized in the trade and a motor vehicle; maintain equipment in effectiveand safe working condition; maintain parts and tool inventory.• Repair and rebuild semi-hermetic reciprocating compressors and compressors forcentrifugal refrigeration machines.• Perform skilled electrical maintenance work in the repair, installation and alterationof HVAC equipment, components, timers, motors and wiring systems as needed;connect motors to control panels.• Test and examine boiler operations, observing meter and pressure gauges; conductboiler water quality test and treatment; adjust boiler burner combustion.• Lubricate and pack heating, ventilation, refrigeration, and air-conditioning motors,pumps, fans, and other equipment.• Install and calibrate systems; install copper tubing and repair pipes and tubing asnecessary; test joints and insulate pipes of refrigeration and air conditioningsystems; flush boilers, descale tubing; rebuild pressure and temperature safetyvalves and water pumps.• Install, rebuild, replace or repair fans, motors, thermostats, fuses, filters, bearings,valves, controls, gaskets and other equipment as necessary.• Maintain related records concerning time, labor and materials; maintain log of tasksperformed and write reports as required.• Perform other duties as assigned.• Maintain regular attendance.     HVAC Technician The HVAC Technician is responsible for performing installs, repairs and maintenance to a variety of equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, commercial furnaces, boilers, burners, intake and exhaust fans, economizers, humidifiers, capacity controls, semi-hermetic compressors, split systems, flame safeguard controls, air compressors, air driers, and packaged units throughout the district. Other duties may be assigned. Specific Duties and Responsibilities: Analyze, Plan, and Perform Preventive Maintenance of HVAC System. Plan shutdowns for maintenance and repair pumps including chill water, heating water and condensation pumps. Perform brazing, soldering, pipefitting, welding, and fabrication. Read complex blueprints, piping, sketches, schematics, and wiring diagrams. Inspect, monitor, repair, maintain, and operate mechanical systems, motors, compressors, pumps, fans, ducts, pipes, thermostats, and switches. Install, maintain, and repair heating, ventilating, air conditioning, glycol, heating, hot water, and steam distribution equipment and systems to optimize performance and energy use. Troubleshoot, repair and make modifications to HVAC System. Adhere to all city, state, and federal regulatory statues. Maintain maintenance records as required by City, State, and EPA regulations. Order and maintain parts needed to repair and maintain HVAC Equipment. Manage relationship with all major vendor accounts. Properly maintain and safeguard district assets. Other duties as assigned.
