The Director of Real Estate Partnerships will independently own a portion of Placemakr's growth and will report to and work closely with the Vice President of Real Estate Partnerships.
Location Requirement: Chicago, IL - Candidates for this position must be physically located in, deeply familiar with, and have a strong real estate network in, Chicago, IL, in order to support the needs of this position and the business.
This is a performance based role. The base compensation range is $115‑135K (DOE). On target earnings (OTE) annually is estimated in the $200‑225K+ range (including bonus/commission). Additional benefits are listed below.
What You'll Do
Grow new partner relationships with regional real estate developers, investors, owners, and lenders.
Leverage your existing network and largely expand your network to actively source warm and cold introductions to expand Placemakr's portfolio.
Prospect for Class A and B multifamily projects in submarkets with strong hospitality drivers, in coordination with the VP and strategy/feasibility team.
Develop and implement strategic plans to achieve growth targets and expand Placemakr's footprint in key markets.
Represent Placemakr at industry conferences, trade shows, and networking events to promote the brand and identify potential partners.
Lead/participate in the presentation of complex financial models to senior level real estate investors/developers as part of the sales processes.
Produce high‑volume, quality relationships with the investors/developers of ‘winnable deals' and work with the VP to close those deals.
Support contract negotiations alongside VP of Real Estate Partnership and Placemakr's General Counsel.

What it Takes
Bachelor's degree or equivalent experience required
5-8 years of experience in multifamily brokerage, investment, sales, or business development with an established successful deal track record and robust regional network
Existing deep multifamily network in your home city is required
Proven ability to build a large network of senior contacts
Experience in a quota‑bearing or incentive‑based role with an established successful deal track record
Ability to travel 10%-25% of the time based on business and deal needs
Ability to convey complex ideas simply and effectively to internal and external parties

Resource Innovations is seeking a Director to oversee energy efficiency program implementation of our Illinois residential energy efficiency portfolio based in Chicago. This position will collaborate with our dynamic leadership team to grow and manage a team of program managers, technical experts, and outreach staff responsible for implementing residential energy efficiency programs in Illinois and the Midwest. The successful candidate will combine deep experience in residential energy efficiency program implementation, community and customer outreach skills, outstanding communication and relationship-building skills, and leadership experience growing and managing a team in a dynamic environment.
KEY RESPONSIBILITIES
· Build and manage a team of program managers, technical specialists, and outreach staff responsible for program delivery, including work plans, budgets, staffing needs, and partnering.
· Accountable for client satisfaction, contract deliverables, program goals, performance metrics, staff utilization, safety standards, and profitability for a portfolio of residential energy efficiency programs
· Manage implementation of tools, templates, and procedures to ensure consistent high-quality work and increase operational efficiencies
· Monitor and forecast staffing, contract key performance indicators, revenue, and program profitability across several programs.
· Monitor quality assurance procedures across several programs and lead the team to take corrective action where needed
· Foster strong management-level relationships with clients, partners, and customers
· Identify and bring in new work from both existing and new clients
· Interface with key internal departments such as IT, Finance and HR to meet program needs.
· Lead effective teams in alignment with larger company culture, values, and strategy
· Other responsibilities as assigned.
KEY SKILLS
· Demonstrated experience overseeing residential energy efficiency programs
· Established industry leadership in the residential sector

ESSENTIAL FUNCTIONS:
Directs and supervises program activities to meet YMCA objectives. Expands youth sports program within the community in accordance with strategic and operating plans.
Recruits, hires, trains, develops, schedules and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals. Models relationship building skills in all interactions.
Secures and schedules athletic fields and facilities. Transports and sets up equipment for games and practices; monitors and purchases necessary sporting equipment as budget permits.
Creates teams from paid and financially assisted registrations. Organizes and conducts parent orientation meetings, and training and meetings for coaches.
Develops and distributes team practice and game schedules; trains and schedules sports officials; develops and distributes sports rules, guidelines and handbooks.
Develops and monitors sports program budget to meet fiscal objectives.
Purchases and distributes team uniforms and awards; coordinates and distributes
team photographs.
Organizes and hosts season parties and events, promoting healthy eating and good nutrition.
Organizes and conducts sports clinics.
Assists in the marketing and distribution of sports program information, may organize and schedule program registrations. May review and process program scholarship applications.
Develops and maintains collaborative relationships with community organizations.
Assists in YMCA fund raising activities and special events.
Responds to all member and community inquiries and complaints in timely manner.
Acts as coach, referee, and instructor as needed and requested
Participates in Sports Cabinet meetings, staff meetings and other related meetings.
Compiles program statistics. Monitors and evaluates the effectiveness of and participation in program.
Serves as Leader on Duty (LOD) as assigned.
Qualifications
QUALIFICATIONS:
Bachelor's degree in related field or equivalent.
One to two years related experience preferred.
Typical requirements within 30 days of hire include: completion of: Child Abuse Prevention for Supervisory Staff; Working with Program Volunteers; CPR; First Aid; AED; Bloodborne Pathogens.
Completion of YMCA program-specific certifications.
PHYSICAL DEMANDS:
While performing the duties of this job, the employee is often required to: bend, stoop, kneel, crouch, reach, twist, sit and stand for extended periods of time, and lift up to 50 lbs. The role involves exposure to high noise levels at times.
The work is performed both indoors and outdoors. While performing the duties of this job the employee is exposed to weather conditions prevalent at the time.
