We are currently seeking Project Manager with Treatment Plant/Pump Station Experience The Project Manager is responsible for all activities related to contract administration. Position Summary The Project Manager is responsible for the full operational lifecycle of BillEz Inc.'s real estate portfolio-from maintenance and tenant turnover to house flips, new construction, and property leasing. This includes managing renovations, supervising job sites, leasing vacant units, initiating and overseeing evictions when necessary, hiring and coordinating subcontractors, and ensuring every project is executed on time, within budget, and aligned with the company's strategic goals. This is a hands-on role requiring construction and property management expertise, strong organizational skills, and the ability to manage multiple projects across different locations simultaneously. Key Responsibilities 🏗️ Project Execution & Renovation Oversight Manage full renovation and construction cycles for house flips and new builds-from initial scope to final walk-through. Execute small-to-moderate maintenance and repair work personally when efficient to do so. Coordinate and manage permits, inspections, and vendor compliance. 🛠️ Maintenance, Leasing & Turnover Operations Oversee maintenance of all BillEz properties and ensure unit turnovers are completed efficiently and cost-effectively. Handle leasing of vacant units, including showings, tenant screening, lease signing, and onboarding. Ensure unit availability is updated in real-time and communicated to internal teams. Execute timely and lawful eviction processes, including notices, court filings, and coordination with legal counsel when needed. 📈 Portfolio & Financial Management Maintain unit-level performance metrics including: Vacancy timelines Cost per unit flip/turnover Rental revenue to expense ratio (target ≤14%) Develop and maintain a system of performance tracking that reports weekly to leadership. 🤝 Subcontractor & Vendor Management Maintain a vetted list of reliable subcontractors (electricians, HVAC, plumbing, framing, drywall, etc.). Solicit bids, negotiate pricing, and oversee subcontractor work to ensure timelines and quality standards are met. Terminate or replace underperforming vendors as necessary. 🔍 Compliance, Quality & Documentation Ensure all job sites meet building codes and safety standards. Document before/after work for every property. Keep detailed records of project budgets, timelines, tenant communications, and contractor performance. 👥 Team Collaboration & Leadership Attend daily huddles prepared with KPIs and departmental updates. Surface barriers proactively and propose solutions. Drive a culture of accountability and proactive communication with the field team and leadership.
