Key Tasks
Following is a general list of tasks falling into the areas of responsibility of the ProjectManager.
Participate in the selection and pursuit process, assisting the business development and drafting teams with bid proposals, schedule development, and project planning and design.
Finalize and implement project schedule, managing the project within the prescribed period
Determine project material requirements and coordinate internally with production and operations manager
Inspect and review projects to monitor compliance with plan & specs
Review scopes of work, prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors
communicate with client and advisors to ensure all information is captured
Prepare weekly updates to report safety, schedule, quality, progress and client issues
Plan and strategize to overcome issues that may adversely affect the project's progress
Actively and positively engage all parties to ensure the success of the work
Support senior staff and ownership as needed to ensure the success of the company
Education and Training Requirements:
Bachelor's degree preferred in Engineering or Construction Management plus a minimum of four years demonstrated experience in the field, or;
3+ years of demonstrated experience in construction management or at an architectural firm.

Capability to identify, adapt, strategize and overcome negative situations
Must be able to read and interpret complex project blueprints/plans and specifications; to include structural and architectural drawings

Job Summary
The Project Executive is responsible for providing leadership and management to assigned projects in a safe, profitable, and timely manner. The PX manages the work in a manner consistent with standards of quality and integrity and will participate as requested, in the marketing, estimating, bidding, and contract negotiation phases of the projects assigned. Primary function is to serve as champion for the execution of the work ? preconstruction (when assigned) and construction. Key Responsibilities
1. Champions the orderly, timely transition of projects from the estimating phase to the field. This transition shall include project review meetings, which encompass a review of contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
2. Completes close?out requirements and punch lists in a timely manner. Handles warranty callbacks quickly to maintain owner/client relationships.
3. Coordinates with the Project Team the means and methods required for the successful and profitable execution of the work. Reviews and monitors manpower, equipment, and material resources to accomplish this goal.
4. Establishes and maintains professional working relationships with owners, architects, engineers, and subcontractors.
5. Establishes the project charter and a comprehensive projectmanagement plan (PMP) including the project scope management plan, procurement plan, environmental plan, time management plan, financial plan, quality management and safety plans and risk management process.
6. Has overall responsibility for project success, including safety, schedule, profitability, and quality and customer satisfaction.
7. Manages all billings to ensure timely submission of payment applications and collection of payments from the owner in order to maintain a positive cash flow position. Manages the overall payment process with the subcontractors.
8. Manages the development of the overall CPM schedule and assures coordination with the Project Superintendent and the procurement schedule with the Project Engineer. Ensures that as many levels of detailed schedules are prepared and distributed as required to support the project schedule. Pays special attention to prevention and documentation of delays or changes. Ensures that the Lean process is effectively utilized for all scheduling activities.
9. Participates in (or may lead) the business development process including client contacts, relationships, proposals, presentations, and negotiations for selected projects.
10. Provides feedback to estimators for use in future bidding or negotiations, especially subcontractor performance evaluations.
11. Responsible for the preparation of Monthly Progress Report in coordination with the Superintendent(s). Uses available reports to manage costs and prepare accurate cost projections.
