Essential Duties and Responsibilities

· Plan, coordinate, and oversee onsite functions, including scheduling, engineering, material control, and providing day-to-day directions to onsite Project Engineers and Field Staff.
· Supervise craft employees and other contractors as stipulated by the contract.
· Provide technical assistance, such as interpreting drawings and recommending construction methods and equipment. Initiate and manage extra work estimating and the issuance of change orders.
· Assume responsibility for the productivity of crafts, efficient utilization of materials and equipment, and contractual performance of the project.
Requirements
· Strong knowledge of all aspects of construction, design, finance, and change management.
· Ability to apply innovative and effective management techniques to maximize employee performance.
· Thorough understanding of corporate and industry practices, processes, standards, and activities.
Education and Experience
· A four-year engineering degree or equivalent combinations of technical training and related experience.
· 6+ years of of construction management, estimating, and/or craft supervision experience in similar facility construction.
· Comprehensive knowledge of all aspects of construction, including technology, equipment, methods, craft agreements, jurisdiction, negotiations, engineering, estimating, schedules, and safety.
· Strong understanding of earthwork, concrete, and mechanical/pipeline construction methods.
· Excellent communication, leadership, and organizational skills.
· Proficiency in scheduling and project management software (Primavera P6, HCSS HeavyJob, Procore, or equivalent).
· PE license or PMP certification preferred but not required.

Subcontractor Experience Required
A well-established commercial drywall and specialty finishes subcontractor in the Houston market is seeking an experienced Project Manager to oversee projects from preconstruction through closeout. This role requires direct subcontractor-side project management experience managing both interior and exterior finish scopes. Candidates whose background is limited to General Contractor-only project management will not be considered.
Key Responsibilities:
Manage subcontractor scopes from award through completion, including commercial drywall, metal framing, acoustical ceilings, EIFS, stucco, and related finishes
Review subcontract agreements, drawings, and specifications to confirm scope, pricing, and schedule requirements
Develop and manage detailed project budgets, cost tracking, and cost-to-complete forecasts
Execute material buyout, vendor coordination, and labor planning specific to subcontract operations
Prepare, price, and negotiate change orders with general contractors and ownership teams
Coordinate closely with superintendents and field leadership on manpower planning, sequencing, and production
Attend job site meetings and serve as the primary subcontractor representative with the GC
Track schedules, production rates, material deliveries, and labor productivity
Manage submittals, RFIs, billing, and closeout documentation
Ensure safety, quality, and productivity standards are met across all assigned projects
Required Qualifications (Non-Negotiable):
3+ years of project management experience with a commercial drywall and specialty finishes subcontractor
Hands-on project experience managing drywall, metal framing, acoustical ceilings, EIFS, stucco, and related scopes
Subcontractor-side budgeting, buyout, labor planning, and change order experience
Ability to read and interpret construction drawings, specifications, and subcontract agreements
Proven ability to manage multiple active projects in a high-volume, fast-paced construction environment
Not a Fit If:
Your experience is limited to General Contractor project management only
You have not directly managed subcontractor scope, labor, or cost responsibility
Preferred (Not Required):
Estimating or preconstruction experience with a drywall or finishes subcontractor
Experience on Houston-area projects such as healthcare, education, industrial, office, multifamily, hospitality, or large commercial developments
